Official rule changes and guidelines
Here is the updated OSTA packet on the Rules and Rule updates.
Simply put: "Any rule that has not been legally adopted in unenforceable. Any threat based on allegations of violations of rules that are not legally enforceable constitute and unlawful threat of ouster."
It is a violation of 90.375. Unlawful THREAT of ouster. Damages are two times the monthly rent. Threats include verbal threats, courtesy warnings, notes, phone calls, texts, emails, fines, etc. as well as termination notices.
Putting up signs is a change in the rules. It is illegal to attempt to try and change the rules by putting up signs. There is a legal procedure that must be followed. Watch the included video in the next box for more information.

You must respond to a courtesy notice or any written notice from your landlord. If you do not respond, it is considered to be accurate. Notices can be grounds for eviction. Please watch this video for more information.

Petition Drive Success!~
At the residents' request, your association circulated a petition challenging several recent rule changes and new rules. The petition easily surpassed the required 51% of residents, with 46 in opposition. That is 75%.
We delivered the petition to our manager and Commonwealth, voiding the changes. We've asked them to remove the signs and stop enforcement efforts.
